Job Description:

Primary Responsibilities: Initiate and lead project planning activities such as Scope Definition and Management (Project Change Control, Scope Document), Risk Management, Communications, etc. Create and maintain a project schedule for each project by identifying and monitoring: overall project timeline, milestones, tasks, resources, ETAs, task dependencies, and critical paths. Prepare and conduct formal presentations including running a weekly meeting providing the status on progress of all projects to executive staff, including schedule and budget compliance, efficiently and with clearly presented materials. Production of meeting minutes within two days of meeting. Overall supervision of and responsibility for uniformity and administration of departmental forms. Including: contract agreement forms, NTP, COI, W-9, Funding, Lien Release, etc. Establish and maintain internal and external adherence to departmental systems and procedures. Responsibilities: Participates in Due-Diligence and provides expert advice on construction projects which may be required, building violations, estimated costs and schedules Reviews third-party property condition reports as necessary and delivers written recommendations to acquisitions team. Manage multiple General Contractors, trade vendors and subcontractors including communicating and enforcing the liquidated damages clause Manage design team during initial design phase; identify design problems and recommend improvements, and value engineering. Review constructability. Outsource constructability review, as necessary. Responsible for estimation of projects and scope definition either through plans and specifications or conceptual project plans. Responsible for subcontract negotiations, as needed Lead weekly construction meeting, providing project progress, change orders, schedule update and project budget to variance brief. Identify, estimate, quote and negotiate changes to contract Clearly and cooperatively coordinate activities with other members of project team Responsible for managing and overseeing an orderly system of all contracts, purchase orders, change orders, meeting minutes and daily correspondence regarding each project. The Senior Project Manager will have full financial responsibilities, working closely with senior management and the accounting department to forecast job profitability and reconciliation of final accounts with the accounting department Responsible for overseeing and fostering a culture of job safety and job cleanliness. Complete punch lists and closeout projects in a timely manner. Responsible for managing and overseeing implantation and adherence to O&M Manuals (Operations & Maintenance). Represent company in external project meetings, with vendors and governmental officials. Handle building turnover of new projects to Asset / Property Management i.e. CofO, Final Sign-offs, property construction and warranty binders as appropriate. Handle post construction, latent defects and warranty issues for Owner Every February perform annual asset preservation property inspections / scorecards (capital needs reports) and recommend necessary capital needs for all properties in the portfolio. Prepare and maintain capital needs reports for each property with 15 year projections in conjunction with reserve analysis. Work closely with asset managers on property capex budgets and prior year analysis of line item capex expenditures. Assist Community Directors, Portfolio Managers and Asset Managers with as-needed expertise involving Best Practices, mean/methods, trades or products. Directly manages support employee including hiring, interviewing, supervising, coaching & counseling and termination. Provide training, support, guidance, and assistance in goal setting for staff Experience / Education Required/Preferred Degree in Construction Management, Architecture or Business Solid knowledge of residential building codes and plan reading abilities Excellent communication skills " verbal and written.
