SummaryGoldrich Kest, headquartered in Culver City, California, is
currently seeking a Project Manager to support projects and
jobsites in the Los Angeles County Area as assigned. This position
will report to the Vice President of Construction, within the
Development and Construction Group. The selected individual will be
responsible for the management of Development and Construction
projects including Development, Redevelopment, Reposition, and
Renovation projects throughout the portfolio. The Project Manager
is responsible for the overall day-to-day management of various
projects including, but not limited to preconstruction, organizing,
and controlling the coordination activities, administration,
reporting, contract and subcontract negotiations and execution,
establishment and maintenance of a cohesive project schedule(s) and
cost, including project post construction activities through close
out documentation. The Project Manager will review and approve
their projects in accordance with company standards and implement
and maintain best practices in field operations to ensure timely
completion of projects, quality control and compliance with OSHA

- Builds relationships and develops communication and
interpersonal skills with Development and Construction and CR/CI
Teams, Property Management Teams, Facilities Teams, Asset
Management Team, Contractors, Subcontractors, and all other
internal and external partners.
- Work with the Asset Management, Development & Construction,
CR/CI and Property Management Teams to ensure project completion is
within budget, established deadlines and set specifications in
accordance with company standards.
- Ensure project team inclusive of project engineers and other
team members have appropriate resources and currently maintain
budgets and timeframe
- Provide the guidance and development of project teams to
establish clear roles, responsibilities, and expectations amongst
the team to provide yearly goal and growth metrics.
- Develop and manage budgets, schedules, and effective project
delivery plans that supports the company's strategic
objectives.
- Manage both the project budget and schedule to ensure that the
budget/schedule accurately reflects the project status/
progress
- Review and manage all pertinent project related documents,
including but not limited to, subcontracts, change orders, buyouts,
RFI's, and submittals
- Create effective project management methodology, standards, and
guidelines to monitor performance and ensure compliance with
contractual agreements, deliverables, and milestones
- Update weekly/monthly reports for ownership with respect to the
status and/or progress of assigned projects.
- Prepare project status reports and works to ensure plans adhere
to contract specifications.
- Collaborate with the Asset Management, Property Management, and
Facilities Departments with project transition by preparing
documentation with essential project information for ongoing
operations post-construction such as building operations and
maintenance functions.
- Oversee and own full lifecycle of projects to achieve on-time
and on-budget delivery with owner satisfaction. Including but not
limited to:
- Facilitating the compiling of required documents and soliciting
of Request for Proposals for consultant and contractor
services.
- Assist Development Team in providing guidance during planning
phase including but not limited to cost and schedule management,
project logistics plans, Request for Proposals and Interviews for
Preconstruction Services, constructability reviews, and clash
detection.
- Gather proposals from architects, engineers, and
contractors
- Write and manage construction contracts and change order with
vendors across multiple disciplines, inclusive of soliciting
pricing and bid/scope analysis.
- Manage all aspects of multi-discipline construction projects in
the field
- Participates in activities such as punch lists, city
inspections, safety reviews, quality reviews and prepares the
necessary documentation for approvals.
- Resolve design and construction conflicts in the field in real
time
- Actively participates in Owner, Architect and Contractor (OAC)
meetings and assists the Project Manager in the preparation of
progress reports and meeting minutes.
- Perform additional duties as assigned by the Vice President
and/or Development and Construction Management Team.Other

laptop computers, smart phones, photocopiers, filing cabinets and

- Have a successful track record in executing new ground up or
infill real estate development projects, redevelopment of existing
properties, or renovation of occupied multi-family buildings.
- Have a collaborative and professional approach to building
positive relationships across your organization.
- Ability to manage multiple project schedules and ensure timely
completion.
- Technical knowledge and experience in given field of inspection
work.
- Knowledge of organizational policies and procedures and ability
to apply to solve everyday issues.
- Ability to create, compose and edit written materials. Ability
to communicate clearly with Owners, Senior Management, co-workers,
and vendors.
- Must be organized, dependable, cooperative, and be able to
multitask.
- Ability to exercise initiative and problem-solving skills.
- Proficient in computers and software applications such as
Microsoft Office Applications and Procore.Minimum Qualifications
Required
- Bachelor's Degree in Construction Management, Architecture,
Engineering, or related field, preferred.
- Minimum 5-10 years of experience in Project Management or
related field.
- Minimum 5-10 years of experience in Construction
Management
- Minimum 5-10 years of multi-family, office building,
real-estate, construction/renovation, capital improvement, and
procurement/purchasing experience.
- Experience working with California based general contractor
preferred.
- Highly collaborative style with a sincere commitment to work
with all groups, including ownership, senior management, staff, and
others.Certifications
