Job Description:

Overview:

  • Part of the General Management and Revenue Senior Leadership Team, reporting to the CRO
  • Responsible for the overall OUTFRONT business operations within the West region comprising 8 markets and offices in Los Angeles, San Francisco, San Diego, Fresno including Reno, Sacramento, Vegas and Phoenix.
  • Participate in the formulation and execution of the company business growth plan
  • Contributor to the senior leadership team strategic and operational continuous improvement plan and discussion
  • Leads General Management organization and Regional Leadership Team inclusive of leads for people, marketing, real-estate, field operations and sales in a defined geographic region - with key objectives to:
  • Set a comprehensive vision, strategy and execution plan with MBO's (Management by Objective) targets for the region's business to deliver sustainable profit and revenue growth
  • Manage overall regional P&L including sales and costs to ensure optimum return on investment
  • Achieve of company sales and profit targets
  • Drive asset, pricing and revenue growth
  • Coordinate regional business plan, business development, sales strategy and asset portfolio optimization for current year and next three years in conjunction with other Regional Senior Vice Presidents and the head of sales
  • Coach, mentor, train and direct General Managers, and their teams, to achieve business objectives and cultivate a winning culture congruent with OUTFRONT's core values
  • Develop and manage in conjunction with VP of HR, a strategy for development and growth of talent across the region

  • Create, maintain and cultivate industry and high-profile customer relationships in order to drive the company's and region's revenue and profit goals
  • Take an active role in maintaining key real-estate, government and community relationships in top markets
  • Champion change in region, and company, with focus on sharing and leveraging best practices, optimizing and lowering costs, improving customer service, and driving business growth

People:

  • Recruit, train and motivate high-performing General Managers/regional Sales and Real Estate leaders and functional personnel
  • Provide leadership and direct the efforts of all OUTFRONT Media personnel within the region
  • Establish KPIs to measure factors that drive the region's performance, set objectives for each metric, consistently measure, report and review performance with each General Manager
  • Set and manage regional culture and performance in line with company goals and values

Assets:

  • Coach, guide and train GMs on real-estate development efforts and sales/market preparations for: renewal of assets, at risk assets and development of new properties
  • Closely collaborate with National Real Estate group to effectively manage OUTFRONT assets across the region and ensure General Managers and Real-Estate Managers are operating effectively and efficiently
  • Develop, maintain, refresh, and execute a regional real-estate plan that delivers on regional and company goals and fully leverages General Managers, Real-Estate Managers and the National Real-estate group
  • Work closely with National Real-Estate and Government Affairs on critical items and key landlord relationships

Revenue:

  • Ensure General Managers produce achievable sales strategies that will deliver sustainable annual sales revenue growth of 5% or greater
  • Regularly review performance of markets with General Managers and assist in developing tactics to expand opportunities, close gaps against targets, and exceed budgets/goal; Ensure business driving KPIs are regularly tracked, monitored and reported by General Managers in order to drive the business
  • Build and maintain key external relationships with key regional and national customers; regularly visit markets and customers to drive towards accretive sales

Costs:

  • Manage and monitor costs across the region to lower costs as a percentage of revenue, achieve budget and set corrective actions when needed
  • Hold regular reviews with General Managers to review performance of region and assist with driving improvements

Operations:

  • Support General Managers in their work with Regional Field Operations leaders to manage costs and service levels across the region
  • Direct well-structured regional Real-estate, Sales & Ops Planning to set the annual and three-year business plan for the region
  • Set-up standard measurement, reporting and review of KPIs by market

Preferred Qualifications and Experience

  • 7+ years proven industry experience
  • 15+ years general management, sales and leadership experience
  • Ability to grow top & bottom line financial metrics consistently
  • Media industry, digital media experience, real estate development, sales and marketing experience
  • Excellent communication, interpersonal, organizational and influencing skills
  • Ability to multitask, prioritize and meet deadlines
  • Possess strong client facing skills
  • Excellent analytical skills and strategic planning capability
  • Strong computer proficiency in Microsoft Word, Excel and PowerPoint
  • Demonstrated experiences in developing teams and achieving results
  • Must be able to communicate clearly, comprehensively and with complete personal and professional integrity
  • A strong presenter
  • Bachelor's or Master's degree preferred

  • An analytical thinker who can develop a strategy and drive execution
  • Proven record of sales success and history of sales management accomplishments, including the ability to leverage key customer initiatives and drives
  • Ability to work alongside individual team members as a day-to-day partner in moving the business forward.
  • Well-developed strategic planning, business and financial management skills (ie. Pricing, forecasting, budget planning, reviewing G&A, etc.)
  • Displays willingness to make decisions while exercising sound and accurate judgement.
  • Excellent communication, interpersonal, organizational, presentation and influencing skills.
  • Ability to multitask, prioritize and meet deadlines.
  • Possess strong client facing skills.
  • Strong computer proficiency in Microsoft Word, Excel and Powerpoint.
  • Demonstrated experiences in developing teams and achieving sales success.
  • Must be professional in appearance and manner with the ability to instill trust with assigned management teams, customers, and prospects.

  • Real-estate asset and transit property/contract portfolio maximization and growth
  • Regional OIBDA
  • Regional Capex and return
  • Annual and three-year regional operating plan (real-estate, people, operations, sales, marketing)
